Book Description
The Baby Boomers are moving through the culture like the snake that swallowed the elephant. We've passed through the hippie, yippie, and yuppie stages, bringing with us the lion's share of the nation's economic activity. Now we are looking at our soon-to-be empty nests and getting ready to downsize. Our homes are our castles, but our castles are too big and unwieldy for the next phase of our lives. We want to replace the "big white elephant" with a small gem of comfort that is accessible, safe, and easily maintained.
Adelaide Altman has created a practical and timely guide to help prevent accidents, ensure comfort, and maintain an independent, sustainable lifestyle in your own home as you age. This could be the most exciting home renovation of your life! ElderHouse explains basic interior design elements to maximize living pleasure in a smaller living space. These homes that emphasize abilities, not disabilities.
Four maxims govern the design for the retrofit of your smaller, independent home:
Begin with a dream
Discover the fun
Stay cool
Be yourself
ElderHouse offers the basics for making the very most of the best house of all your own.

Book Description
"IMAGINE A SOLID INVESTMENT PORTFOLIO WITHOUT BEING IN THE STOCK MARKET!"
Since the Tech Stocks Crash of 2000, trillions of dollars of investor wealth disappeared from existence. Investors throughout the world saw their investment portfolios and retirement accounts crushed by their holdings of stocks and mutual funds. Simultaneously, investors of residential property continued to see their real estate portfolio appreciate and generate steady returns.
Because of the financial devastation, investors have changed their investment priorities. Speculation and Volatility are Out. Safe and Steady Returns are In.
If you watched your stock portfolio get crushed and want to invest differently, this book will show you ANOTHER WAY! Through the simple acquisition of small houses, safe and steady returns can be generated with the Lease-Options strategy.
You will learn the "TurnKey Investing" philosophy of building, investing and managing your real estate portfolio with Lease-Options.
"WHAT FINANCIAL ADVISORS WILL NEVER TELL YOU!"
You will learn how to:
* Use Lease-Options to simply and safely build your portfolio!
* How to generate steady, spendable cash flow through Lease-Options!
* Find the right real estate market to safely invest in!
* Profitably manage properties without ongoing maintenance expenses!
* Find the right Management Team to build and guard your portfolio!
* Invest in the Lease-Options Strategy without owning property!
TurnKey Investing with Lease-Options is an investment book like no other. It goes against what the traditional financial community sells and sure to upset the establishment. This book is only for independent-minded investors who want to take control of their investments ... not for the conventional "follow the herd" speculators of Wall Street.
Customer Reviews:
A Good Book On The Subject.......2007-02-23
First let me say that from all I can tell I believe the author, Matthew Chan, to be a man of integrity who earnestly believes in the investing philosophy he writes about. While I don't "know" Mr. Chan, I have spoken with him about his investing programs and books and I'm convinced that he's the "real deal". He is an active investor who is actually "in the trenches" so you can expect that whatever he has to say on the subject must have some merit.
I honestly can't say that I found anything "wrong" with the book. Mr. Chan methodically covers the topic in a basic way -- laying out what he feels to be the most relevant issues with respect to rent to own investing. Given the fact that this is a beginner level book, I feel that he covers the topic well. Perhaps not "meaty" or "exciting" but the book is well "structured." Everybody has their own style and this book will certainly appeal to someone looking for a "stick to the facts" approach. In defense of this particular writing style, there are far too many pure "rah-rah" books on the market that lack substance and Mr. Chan's book is definitely not one of those.
In answer to the question, "Should you buy this book?" - I unequivocally say YES. It gives a good general overview of the rent-to-own investing philosophy, is well structured, and it at least touches on most, if not all, of the relevant issues inherent in this approach. While a bit conservative in style for my taste, that may not be the case for you. The book is certainly good enough so that if you are serious about learning this simple and relatively risk free approach to real estate investing it should be "one" (but not necessarily the only one) of the books in your library.
In the spirit of full disclosure, I should say that I am an attorney, real estate broker, investor, trainer, and author of another book on rent-to-own investing that can also be found here on Amazon -- The WealthLoop Series Beginner's Guide to Building Wealth Buying Houses: The Foolproof Roadmap to Real Estate Riches Without the Risks and Hassles of Landlording. It's part of the "WealthLoop Series" and can be found by searching for "WealthLoop" under books. It is written in a completely different style than Mr. Chan's book and unlike Mr. Chan's it also includes sample leases, forms, and checklists, so that you can actually go out and implement this investing strategy when you're done reading. They are both good books that come at the same subject from "different angles" and I would suggest that you buy them both.
not much help.......2006-10-01
I was expecting a turn key guide - I just didn't see it in this book. This book had some good info but not detailed enough for me - a lot of high level, basic, common sense information. I have been a landlord for many years and own many properties. I wanted to use this book to tap into the lease-options market - I will need to keep researching. I am actually a little upset I purchased this book - it was too expensive for what I got.
Turnkey Investing with Lease Options.......2006-06-10
I actually was a big fan of using lease options before i ever read this book. I thought i knew it all when it came to lease options and the different ways to buy properties using this method. Well, guess what...I was very wrong. I actually found this book by accident and decided to give it try. I mean another book on lease options...WOW. Then i started reading the first page, the first page became the 7th page and so on. Next thing you know i was reading the entire book. THis book has changed my life and my business. I am a fellow investor and the information from this book changed the way i looked at lease options. Matthews book shows you exactly why they are number 1 for lease options in there area. His ideas are cutting edge, yet explained so that a 5 year old can understand them. Unlike many writers who claim to be investors, Matthew is a investor turned writer. One of the best features i found was that matthew broke down the mindset of different teants. By knowing the mindset of your tenant this gives you a hugh advantage of the compitition. This book helped me to reach a new level of understanding and a new level for my business. LOL, if he keeps writing books like this then he may have to start a fan club. So, in ending if you want a book that shows in detail the art of selling on a lease option and creating a steady cash flow every month, then please check this book out. I promise you will love it and if you dont then you have missed out.
An instructive introduction on creating, investing, and managing a profitable real estate portfolio utilizing Lease-Option.......2006-01-11
With contributions by Wes Weaver, professional real estate investor and property manager Matthew S. Chan has creative "TurnKey Investing with Lease-Options: How To Simply & Safely create 12% Returns With Investment Property!" a comprehensive, "reader friendly", instructive introduction on creating, investing, and managing a profitable real estate portfolio utilizing Lease-Option. Readers will learn how Lease-Options work to simply and safely build an investment portfolio; how to generate steady, spendable cash flow through Lease-Options; finding the right real estate market to safely invest in for a reliable return; profitably manage properties while avoiding ongoing maintenance expenses eating into the bottom line; recruiting the right management team to build and guard a real estate based investment portfolio; even how to invest in a Lease Option investment strategy without the necessity of owning property. Superbly organized, informed and informative, Matthew Chan's "TurnKey Investing with Lease-Options" should be considered a mandatory study and on-going reference guide by anyone aspiring to make money consistently and reliably in today's volatile and competitive real estate market through the utilization of Lease-Option strategies.
Investing in Real Estate Interest You - Read It!.......2005-12-14
If I were still working, I would be reading Turnkey Investing with Lease-Options as I would an excellent novel! Indeed, I was not only impressed with this book; I was amazed! The main reason for my careful review of this book was that I read it wearing two former hats. One was as the experienced lease manager for a land-grant university but, more importantly, the other as a young single professional woman who had entered into a lease-purchase arrangement when I decided to buy a condo many years ago.
Even though I was already managing leased space for the university, when I decided to purchase a condo, I was not prepared for the trauma of having to face a major financial burden with no support. My mother was living with me at the time, but I knew the little money she provided would not continue through the life of the mortgage. Additionally, although I had been promoted on an ongoing basis, and expected another promotion in the near future, I had no savings or verification that I would be able to meet mortgage payments. Fortunately, my landlord wanted to get the last unit sold in this complex and offered to allow all rent payments to go toward an ultimate down payment on the actual purchase price.
If you are in a similar situation-buy this book. It is not necessarily intended for the potential new property owner; however, it provides a lot of essential information you need to know as you consider this option. For instance, for years, I sat in my new condo with nothing on my walls, no pictures, and no decorations-because my landlord had told me this wasn't permitted. Such a little thing, but I grew to hate those bare walls and, finally, even though feeling guilty, pounded the first nail toward making that house a home! With this book, I would have been in a position to question and negotiate what I could have done in this place I intended to make my long-term home! Indeed, the acquisition of a home via lease option is based upon accepting a home, essentially as-is with the ability to improve and upgrade the building as if it were already owned.
At the same time, even though this book is written for a specific geographical area, the philosophy, the management direction, and the presentation itself all provide an excellent learning tool for an individual who has been given any type of property management responsibility, no matter where that property is located. In addition to thoroughly describing lease-options, the book covers how to research the market, purchasing, preparing, marketing and finding the right tenants. The excellent ideas used herein can be easily translated for use in any type of real estate transactions.
And, finally, if I were a potential real estate investor, not having already committed to my retirement plan, I would be in contact with Mr. Chan immediately! Why? This book shows exactly what I as an investor need to know to make the decision to consider real estate as an investment. And, what's more, he proves his claims with sufficient facts and figures that you can believe. That's a major accomplishment for those who are reticent to invest in anything that has some risk.
Mr. Chan's book is perhaps one of the best written books of its type. Using the traditional training method, he first gives an outline of what he is going to explain and teach and then he repeats each item, both times providing specific details, but also anticipating any questions that might evolve based upon his presentation. You can tell immediately that the author speaks with authority, based upon knowledge and experience, readily confessing to trial-and-error issues.
Mr. Chan opens his book with recommendations from those who are involved in considering investment options. By the time you finish the book, you will have gained a certain trust for the company and its team. However, assuming you are not in a position to invest directly with TurnKey Investing, this book provides sufficient details for you to learn about real estate investments. Specifically, the use of conventional financing through a bank, versus private financing, versus seller financing is explained. The author is open and quick to point out that the best financial gain is through the use of cash/private financing. However, the use of bank financing is also explained and the returns of each are explored thoroughly. For a potential real estate investor, Turnkey Investing is worth every penny of its purchase price.
I think the real value of the book, however, is for those who are interested in getting into the real estate business using lease-options. Turnkey Investing defines a market and stays with it-specifically to serve the thousands, if not millions, of people across the United States who wish to own a home but are not able to gain financial backing through the normal process, especially in the early years of their adult lives. Lease-option is an important contribution in today's world of turmoil and insecurity. It provides a no-lose option to those who are now renting without any future return on those funds. At the same time, it provides an opportunity for houses to move faster on the market and a way by which a landlord or property manager can respond in a cost-effective as well as profitable manner.
Finally, as a long-time planner and manager, I was most impressed with this company's use of Kaisen. This Japanese concept is the belief in making small, ongoing improvements to a business system. A review of their online activities which allows practically everything to be done online to apply for a home, the use of a hot-line as a means of dispensing valuable information and basic management decisions to expedite efficient use of their teams' time is a delight to see in practice! Even if you have absolutely no interest in real estate, if you are a planner or manager, study the book to absorb what can be learned from this efficient and effective team!
The TurnKey Investor's Essential Lease-Option Lessons as well as CD audio programs and a Documents Collection supplement this book. However, this first book, TurnKey Investing with Lease-Options, easily stands alone as a major real estate manual. It's a Must Read for property managers, landlords interested in upgrading their activities, as well as real estate agents, lease managers and others who are interested in this major and profitable business!

Book Description
This book combines Men-at-Arms 129: `Rome's Enemies 1: Germanics and Dacians', Men-at-Arms 158: `Rome's Enemies 2: Gallic & British Celts' and Men-at-Arms 180: `Rome's Enemies 4: Spanish Armies 218-19BC'. As Rome's borders increased, a multifarious clash of cultures ensued. Conflict was inevitable; to the victor, new territory and dominion; to the vanquished, humility and subjugation. The Celts, Celtiberians, Gauls, Teutones, Cimbri, and many others all fought without mercy to protect their people, territories and cultures from the Roman onslaught.
Customer Reviews:
A Cursory Look at Rome's Western Barbarian Enemies.......2000-08-26
This volume is a synthesis of earlier Osprey Men-at-Arms titles on Rome's barbarian enemies. It is composed of three chapters: one on the Germans and Dacians, one on the Gallic and British Celts and one on Spanish armies. The time period covered varies from chapter to chapter; the first covers the largest period, from about 400 BC to 476 AD, the second focuses on 115 BC to 84 AD and the last deals with 218 to 133 BC.
The first chapter, on the Germans and Dacians, is probably the least informative. Although there are plenty of illustrations of weapons, helmets and shields, there is precious little information on either actual campaigns or the real nature of these enemies. The Teutoberg disaster in AD 9 and Germanicus' subsequent retribution campaigns are glossed over in a single paragraph. Although information on these operations is not overly-abundant, the Roman historian Tacitus certainly provides enough material to add greater depth here. The Dacian campaigns of the 2nd Century AD also remain murky. A high quality color map, showing terrain and possible routes would have helped greatly.
The second chapter, on the Celts and the Gauls, provides better detail on the structure of their societies, as well as plenty of information on weapons and equipment. The Cimbrian Wars of 115-102 BC are fairly well covered but Caesar's well-recorded campaigns in Gaul are regurgitated in sterile fashion, with no supporting maps or diagrams. The final dramatic siege of Alesia certainly deserves a map and artwork. Nor is there much detail on Queen Boudicca's revolt, including a lack of any artist plates.
The third chapter, on Spanish armies, was clearly the best written. The author not only provides the standard information on weapons and equipment, but examines the impact of the Hispanic Wars on Rome. The author provides excellent analysis that these under-examined wars in Spain placed Rome in a painful dilemma. On the one hand, Spain had plentiful resources for Rome to loot or tax; in 200 BC alone, the Romans removed over 2,400 pounds of gold and 44,000 pounds of silver. On the other hand, the fanatical guerrilla-style resistance of the Spanish tribes to Roman rule were extremely costly and embarassing to the Roman army. The author estimates that the Roman population in Spain actually declined by about 65,000 between 153-133 BC. The author provides two well-written campaign summaries to illustrate the nature of the war in Spain: the campaigns of Viriatus (147-139 BC) and the Numantine Wars (153-133 BC). Unlike the earlier chapters, the author here provides useful sketches and diagrams on the siege of Numantia. There are also useful sections on Hispanic cavalry and Balaeric slingers. The only flaw in this chapter is the over-use of photographs of broken pottery fragments to illustrate some aspects of equipment. To me, all I see is pieces of broken pottery with scratch marks on them, not proper illustrations.
Taken as a whole, this volume is a useful synopsis of the most important western barbarian tribes that opposed Roman hegemony. Unfortunately, Osprey has merely glued three separate volumes together but failed to provide proper editing or any value-added products, such as high quality maps or new artwork. Thus, if you already own the original Men-at-Arms titles, there is no reason to purchase this volume. However if you do not, then this volume is a useful addition for anyone interested in Roman warfare.

Customer Reviews:
One of the best bird books available.......2007-10-09
The Sibley Field Guide to Birds of Western North America is a must-have for any birder. It comes in a large, hard-back version, but this smaller, soft-cover version is perfect for carrying on birding excursions and in the field. If you are even a casual birder, add this field guide to your collection.
A Stiff Sort of Guy.......2007-10-06
I am a 40 year old Birder and found Sibley too cut and dry. I like the old folky Roger Tory Peterson.
The Sibley's drawing - thanks to new techology - presents better images than A Field to Western Birds.
I'm glad to have both in my library.
Arizona Trip.......2007-08-26
I recently traveled West for the first time and this text was not only the right size (Sibley's other guide too large for the field) but the color plates were very accurate and helpful. I recently reccomended this text to my Bird club if traveling out West.
Best Field Guide.......2007-06-27
I have several field guides and all are good. But this one is the best. It offers the most accurate and diverse illustrations and descriptions.
My Favourite Bird Guide.......2007-06-10
We have all the guide books here at the field station, and after looking through them all, Sibleys is definitely my favourite (and has been praised by everyone else too). I've gone and ordered both Western & Eastern books myself. Having read the comments from other reviewers, it's true that some of the drawings may seem slightly duller than the real bird or drawings/paintings in other guides, but this hasn't caused me any identification problems. What really hooked me on this guide was how it illustrates the bird not only perched, but also in flight (below and above views), and illustrates differences between sexes and between adults and juveniles. Also, for some species, characteristic flight patterns and other important diagnostic features are highlighted and/or illustrated. Finally, features are pointed out on the drawing with arrows so one knows what to look for specifically.
Overall, an excellently organised guide book, standard "field guide" size, without the feeling of there being a loss of information. We have the big book here too (for all of NA) and it seems to contain the same information so bigger isn't neccessarily better! I recommend the two regional guides instead: less birds to decipher between and easier to carry with you in the field!
