        5 out of 5 stars Wonderful!.......1999-05-28

This is an absolutely fabulous introduction to sumi painting. It is basic, it is simple, it describes the materials you will need, and gives you techniques that you can practice forever as they are fundamental... and key to your ability. Furthermore, this text gives the beginner a real sense of accomplishment early-on with its diagramed paintings you can attempt yourself. Mikami-sama has done a fabulous job with this book. I would easily recomend it to anyone interested in getting started with brush painting!

          5 out of 5 stars A brilliantly written satire.......2002-02-12

Vampire Brat is a brilliantly written satire of everything from Buff the Vampire Slayer to Marvel Comic's The Hulk. We follow the legal cases of Alanna Wolff, attorneys for a spectrum of the supernatural ranging from vampires, monsters, and ghosts, to zombies, mad scientists, and the most blood chilling creatures to ever walk the night -- lawyers! The parodies and takeoffs are right on target as we are treated to bizarre netherworld clients in need of legal representation. With an informative introduction by legendary comic book artist and graphic novelist Will Eisner, Vampire Brat is a very highly recommended and entertaining black-and-white illustrated graphic novel!

4 out of 5 stars Great way to get started on your co-op hunt.......2007-04-16

This book has a lot of great details on how to think about buying (and living in) a co-op in New York City. 2 caveats come to mind:

                1) Book is much more suited for you if you're buying in Manhattan. Many of the co-ops in Brooklyn I researched didn't quite match what I expected based on this book.
                2) Though condos are mentioned in the title, the book is really more about co-ops... look elsewhere for details on buying a condo.

5 out of 5 stars It's $13 that you NEED to spend, if you want to buy, bought or are selling an apartment in NY........2005-12-29

                Pros of co-op ownership:
You can actually afford to own something.
You can have a tax write off like normal people.

                Cons of co-op ownership:
                Everything else.

Enter The New York Co-op Bible. I had it, read it, lost it am now purchasing a second copy after looking high and low for the first one I bought. That should tell you something.

I own a co-op in Metro New York. My managing agent is a jerk, to put it mildly. He blames the board, the board blames him - It's this game they play and it successfully achieves getting nothing done. The super does nothing unless you hold a $20 bill in your hand when you ask. My maintenance is very high for my area. I estimate that it is about 30% higher than comparable properties near me.

This unit has a ground floor patio. I have access to about 30 feet of flower bedding (sans flowers) that lines the front of my unit. This is the primary reason that I bought this place 6 years ago. I am all alone here, from the rural South and I wanted a place to call my own and I needed greenery. And I was really eyeing up those beds and my neighbor's "yard" work which was just beautiful - and still is.

I can't plant anything because of excessive drainage - all the dirt washes into the sidewalk. I have been asking for the split gutter to be repaired (all 30 feet of it) for 6 years.

So - I bought this book. Now - this is the most important thing I learned . . .all this strife between me, the board and the management agent falls under Landlord-Tenant law. This made me feel immensely better. Landlord-Tenant law in the state of New York is normally something the courts don't play around with. Maybe I will have one stinking petunia this year.

The book gets 5 stars because it is very good, COMPREHENSIVE and it is the only single source of this much information on this subject that is available. This woman has really performed a public service by writing this book. Everyone, and I mean, EVERYONE who is considering the purchase of an apartment, has already purchased or is trying to sell needs to read this book. You need to know what the author is trying to convey to maintain your financial health and your mental health and possibly avoid a life sentence. :-)

It can be very diappointing, very stressful and you could find yourself feeling helpless and at the mercy of someone else. To get away from that is why you want to buy in the first place. As in everything else in life, average people who have been given authority like to excercise that authority, even if it does make the owner/tenants feel like crap. And then you might get lucky and get a managing agent like mine who is sadistic and has actually brought several of our elderly residents to tears. Nice guy.

By the way, no seller is legally obligated to tell you that the board are boobs and that the managing agent is a cretin. Do your homework, do your homework, do your homework.

So read Ms. Shapiro's book and BELIEVE what she is saying because it is the truth.

To be forwarned is to be forearmed. And being a shareholder of a coop can be war.

                Good luck.

PS - If you need more immediate help, please call your local office of the Attorney General of New York. They publish and will provide additional information regarding your rights under New York State law.

                Book Description

A user-friendly guide to the art of living in a co-op and condoSylvia Shapiro, a lawyer and board president of a major Manhattan apartment building, has written what will become required reading for anyone buying or selling an apartment, or curious about entering the fray of the co-op and condo market. Shapiro answers all the questions apartment dwellers are afraid of asking the board, broker, lawyer, or accountant-and she does so without talking down or a steep hourly fee. Included are such topics as: Is the building right for you? How can you make the approval process go as smoothly as possible? What should you do if the board rejects you? And what if you get in? Can you keep your dog? How much power does the board really have?Having lived in her building for more than a decade in blissful ignorance of how it was run, Shapiro awoke one morning to discover that her building was going co-op, and she intended to buy. Intent on protecting her investment, she took on the mantle of board president and set about figuring out how the system worked. Seven years and many trials by fire later, Shapiro presents her hard-earned knowledge in this neat little tome. Apartment dwellers will come to swear by it.

                Customer Reviews:

5 out of 5 stars Best book for NYC co-op advice.......2003-05-04

When my fiance and I started looking to buy in NYC, this was the only book we could find that was specific enough to be really useful. NYC real estate is extremely unique and I found most books to be frustrating at times because the advice would be focused on buying a home everywhere else in the country. The author intertwines her advice with lots of personal anecdotes which I found made it easier and more entertaining to read. What we found most helpful was the part on what to expect during the buying process. As co-op newbies, we'll keep this one on the shelf as we become members as well. Great information!

                1 out of 5 stars too wordy.......2002-11-20

I found this book much to wordy to actually be helpful. It seems like the author was more interested in being witty and cracking jokes than in providing cold, hard facts. Although some of the stories are entertaining, I would have welcomed something with a more serious and mature tone. I found myself skimming through most of the anecdotes, in an effort to get to the real information.

5 out of 5 stars An Entire and Large Coop Just read this Winner!.......2002-09-10

I don't know what we shareholders in a large Manhattan Coop would have possibly done without Sylvia Shapiro's brilliantly written book, "The Coop Bible." One hundred plus owners were carrying this around, reading it as if it was the 'bible' all this past summer.

Even though we comprise over 300 apartments, owned by educated and business wise shareholders, we all needed and imbibed the wisdom, facts and great ideas that Ms Shapiro, head of a Coop Board and a lawyer, gives in this essential book. It is, no exaggeration: head and shoulders above all others in this field.

We are in trouble with our board and with our managers. We would never have been able to mount our "insurrection" without the intelligence throughout this invaluable resource. Her wit and brillance shine through every paragraph. This book, 5 big stars, is something everyone considering buying a condo or coop, or already living in one but unclear as to their rights, should have on their bookshelves.

Ms. Shapiro even makes "home visits" and does so with grace and intelligence. She is as smart and forthright in person as she is in this book. Do buy a copy asap, especially if you live in the wayward ways of Manhattan's buildings which by laws and boards and managers are often not fair nor kosher in relation to the owners. Problems with the above are hard to deconstruct even for the most savvy. She gives great insight, much guidance. Invaluable is the word that springs to mind. 5 Stars!

4 out of 5 stars How to deal with Worst Possible Scenarios.......2002-07-30

First, you should know that this book is entirely focused on the customs, rules, experiences and laws associated with the purchase of residential real estate in New York City. If you are looking elsewhere, this book may not be helpful because the byzantine nature of the process in our town is - reportedly - unique. So if you live in the provinces, get another primer.

That said, if you are interested in buying an apartment in New York City, this book is indispensible. It covers every step of the process from the abstract decision to purchase (condo, coop, or "condop") to issues that arise after you're already in your New York City dream home, with sage advice, humor, and insider tips (the author is/was an attorney and coop board president in Manhattan). Also the book is easy to read, easy to skip around in to find the information you need, and full of detailed advice on securing your dream home.

The only caution I have is that, if you are buying, this book may cause you unnecessary worry. Ms. Shapiro lays out all the possible snags and offers solutions. My experience - I bought a coop in Manhattan recently - is that the process was not as dotted with landmines I had feared (the board didn't interview my cat, for instance, although evidently some boards make an attempt). My guess is that if you're in the market for a multi-million dollar home, if you are planning buying several apartments and knocking out walls to create a jumbo pallazo, etc., you should definitely take every page and study it thoroughly. If you are middle-class (by NYC standards) and are perhaps more in the market for Murray Hill than Park Avenue, it's likely that your experience will be easier than many described in this book, so you can reasonably hope that most of these things won't happen to you. But knowing the worst that can happen and marshalling all your potential remedies before it does is extremely stress-relieving (you heard me right), and this book will help anyone with that.

5 out of 5 stars THE CO-OP BIBLE: word! the truth is inside!.......2002-07-07

I recently bought a co-op in Manhattan (July 2001) and before doing so; I went to the bookstores and scanned the shelves for books that I thought would help me out. With so many titles to choose from, how could one know what is worth buying and the rest browsing? I ended up settling down with two books and I can happily recommend "The Co-Op Bible: Everything You Needed to Know About Co-Ops and Condos: Getting In, Staying In, Surviving, Thriving".

With the first time home buying experience behind me, I found that there was so much more I needed to learn before buying into a co-op. There was so much I didn't know but quickly learned by reading the Co-Op Bible.

Buying in NYC is an extremely detail oriented process; a process I believe no other city in the United States can match. The endless board package preparation is enough to deter anyone from being a homeowner (and even then, just technically, a shareholder) and the actual board meeting is something to have nightmares about (who likes being judged?). Sylvia's book put my mind to ease and easily defines the MUST HAVES and MUST KNOWS for Manhattan co-op buying. After reading and soaking in all the knowledge that I felt necessary, finding 12 letters of recommendation, three years worth of bank statements and tax returns didn't seem so daunting (hey, it's just all part of the process).

Although the book covers information about "staying in, surviving and thriving" I found that all I really wanted to know was the "getting in" part. I didn't read much of the book after I absorbed everything I needed to know about co-op acceptance. My rating is based on the thorough knowledge Sylvia bestowed on me in the several chapters I did read!

I can honestly say that reading The Co-Op Bible allowed me to focus my nervous energy elsewhere and five months after placing an accepted offer, I was able to move into my new home!

Katie Van Pelt believes potty training can be started before a child's first birthday-and be fully completed by the second. In this common-sense guide, she outlines her unique "early-start" approach-and offers simple strategies that really work.

                  5 out of 5 stars Great book.......2004-06-10

I started using this book when my son was 7 months old. He is now 22 months old and almost completely potty trained, without any fights, hassle or stress. The main thing about this book that is different from the others is that it sees potty training as something that takes 12-18 months, not something to be done in a weekend or two. Its premise is that you teach children all the necessary skills to using the potty so that when their body is ready, the skills are already there. This book does NOT claim that your child will (or should be) potty trained at 12 months of age. The book does point out that it is a much more difficult process to potty train a child who is 2+ and who has already reached the age of "NO"!

The only people giving her one star are people trying to train TODDLERS!! This is potty training for babies, and it DOES WORK. If you follow her advice and you are willing to spend the time, it will work. My son is 21 months old. I started him on the potty as soon as he could sit up (about 6 months old.) He picked it up very quickly. At 14 months I started letting him go bare-bottomed in my house (since he can't pull his own pants down yet.) Now, when we're home, he uses the potty for pee-pee and poo-poo. If he has a diaper on when we're not at home, he does go pee-pee in it, but I don't care about that because he ALWAYS goes poo-poo on the potty, and ONLY on the potty. I haven't changed a poopy diaper in at least 7 months. He can go pee-pee and sometimes poo-poo on demand. If I set him on the potty (big or little) he will go for me. I got this book when I was trying to potty train my daughter at 20 months. She also began using the potty, but not nearly as readily and not as reliably and it was just very frustrating (she was fully trained at 2 1/2 though). I believe the key is that you must start them before they know any different--before they want to test your limits and while they still want to please you. My son doesn't know any different. As far as he is concerned poo-poo goes on the potty and no where else. If you're one of those poeple who doesn't mind changing poopy diapers, then fine, don't use this method. But I am absolutely thrilled to be washing potties and not changing poopy diapers! I am so very thankful to Katie Van Pelt for writing this book so I didn't listen to all of those people who said I had to wait until they were 3 years old! Geeze!!

1 out of 5 stars An "OK" book, but I don't buy the premise completely...........2001-07-08

I have been struggling trying to find a book to help this "uneducated" mommy potty train her two year old. This is the only book that I could find that deals with the subject as a whole (vs. a chapter in a book). I tried to read the entire book, but quickly skipped to the chapter that dealt with two-year olds. That chapter was informative (considering that I know nothing), but I disagree with the author's stance that all kids should begin the process when they are 12 months old. Come on!! The author based this on her own experiences, with little thought that all children are different and ready to start this process at different points. I was very disappointed because I have been criticized more times (by women my mother's generation) for not completing potty training by the time my child was 14 months old. After reading this book, I felt that I had been criticized again.

If you are a parent experiencing a toddler who is resisting training, this is not the book for you. There is no consideration for developmental differences in children. Ms. Van Pelt's Theory is that if the parent "chooses" to toilet train early and follows her very-general guidelines, they are ensured success. This is not always the case. I began introducing the potty to my son at 12 months. I knew right away he was not ready for this next step in his development. He is now two and I admit, without shame, that he is still in diapers. Ms. Van Pelt draws mainly on her own successful experiences as a Mother of three. For many parents her guide will be enough to achieve success. For a parent experiencing the true challenge training can be this guide will not be enough. Try a book like "Keys to Toilet Training" by Meg Zweiback, R.N., C.P.N.P, M.P.H. Ms. Zweibach is a Pediatric Nurse Practitioner with twenty-five years of clinical experience. Her book is much more practical and informative.

                  5 out of 5 stars A Very Practical Book.......2001-05-01

This is a very easy to follow and practical book. My son just turned a year old, and he is doing great with this method. This is a longer term method, and it takes some effort, but he is actually having fun learning! The author makes a very good argument for early training, and then gives practical advice on how to go about it. I would definitely reccommend this book to someone who stays at home with their child and can put in the time this method requires. Potty training has actually been quite enjoyable for my son and me, not at all stressful or frustrating as I've heard it can be.

Great philosophy, made perfect sense and was easy to read and understand. Be prepared for lots of diaper changes and lots of committment and time. This would work great if you purchase this book while pregnant, with your first child and not planning on working. Otherwise I wonder how practical or do-able this would be with a second or third child in addition to housework, cooking, errands, etc.? It seems as though the authors child was "the chosen one", never was it mentioned that he fussed or refused to go potty even once. I was disappointed that the book didn't say "purchase while pregnant" on the cover. I purchased this with the intent of using this on my third child, however she's already 11 months old and I feel that, given her age, this book doesn't really apply.

Donald Graves writes a detailed and enjoyable account of one of the worst-managed campaigns in U.S. Army history, the fall 1813 invasion of Canada, that resulted in the debacle at Freeman's Farm.

The invasion was led (if you can call it leading) by General James Wilkinson. Wilkinson is easily the biggest scoundrel to ever wear an American uniform. While leader of the U.S. Army, he was also in the pay of Spain, to promote Spanish "interests" in America. He participated in the Aaron Burr conspiracy, only to switch sides and testify against Burr. He also tried to get Kentucky to secede from the Union. During the Freeman's Farm campaign, he dosed himself so heavily with laudenum that the soldiers thought he was drunk. Due to illness and medication, he never appeared at the front. Which fits his character, as he did not believe that a general's place was at the front. How this farce ever got and held command is unbelievable!

Yet he did, and thanks to his lack of talent, and to the ineptitude of other officers and politicians, the lives of many brave American soldiers were wasted. But Graves is quick to point out that from this disaster a new American army arose months later. This army was stripped of the incompetent officers and led by a new breed of warriors; men such as Jacob Brown and Winfield Scott. This army would go on to victories in 1814, and set the standard for the professional U.S. Army of the early 19th century.

Graves' writing is excellent. He can make movements of armies clear, and still go into detail about the travails of common soldiers. The battle descriptions are very good, helped by several excellent maps. These make it easy to follow the flow of the battle.

Having read this book, I ordered "Where Right and Glory Lead! The Battle of Lundy's Lane, 1814" and "Red Coats & Grey Jackets: The Battle of Chippawa, 5 July 1814" by the same author. I can't wait to read those books!

5 out of 5 stars Montreal or Bust in 1813!.......2002-05-10

The 1813 campaign against Montreal must rank as one of the most dismal episodes in US Military History. No wonder it takes a Canadian like Donald Graves to write about it, as no American historian has wanted to touch it! Yet there is much food for thought here, and we as Americans have a lot to learn from our poor showing at the battles of Crysler's Farm and Chatanquay. In America we are often found of pointing out how the British professionals lacked imagination and iniative. This seemed to be so during the Revolution. How did it change for the War of 1812? The fundimental difference appears to be that the 13 Colonies took a defensive posture against the Britishin the Revolution, while in the War of 1812 the United States was deffinitely the aggressor. Yet the laws of the United States did not provide well for offensive operations. State Militias could deny crossing international boundries, and did so freqeuently during this conflict. Also, the leadership in the United States army was exceedingly poor in this period. With the likes of James Wilkinson, John Boyd and Wade Hampton leading the US invasion against Montreal, what else but failure could be expected! Here we have the classic example of political patronage and connections providing an officer corps that was totally incompetent. In contrast, the British, often accused of having such in their army, were made up totally of competent, professional individuals.

The American Army that went to war in 1812 was as bad or worse than the Spanish army of the period. The American troops were half trained at best, brave yes, but that could not compensate against discipline and professionalism. At the battle of Chantanguay a small force of Canadien Voltigeurs and Indians under de Salaberry managed to rebuff Wade Hampton. Canadians have made much of this action, but in reality with the uninspired generalship of Hampton, defeat was almost assured. This poor showing was compounded a few weeks later at Crysler's Farm where a much bigger American army was roughly handled by a smaller professional British force less than half its size. Wilkinson who lead this part of the army demonstrated leadhership as bad or worse than Hampton. In fact he was ill throughout the battle, leaving command in the field to John Boyd, a mercinary soldier of low fortune. The British, under the inspired Colonel Morrison had only the 49th & 89th regiments of foot and a few light companies and militia to hold off Boyd's horde. Yet, the sheer professionalism of the British and their allies enabled them to do so. Morrison deployed his well-drilled regulars in an enclosed field, forcing the Americans to take him head-on. The bumbling American columns were shot to pieces as they emerged from the woods, yet the prolonged firefight which ensued would prove costly to the Britsih as well. Still, there could be no denying that the Americans were woefully under trained to take on such professionals. Boyd withdrew after two hours of desultry fighting, losing close to 500 men killed, wounded and captured. British losses were less than half. With this second repulse, the American drive on Montreal was ended.

Canada owes a great debt to the professionalism of the British regulars who defended her borders. Popular Canadian history has tried to down-play the contributions of the British troops, while boasting the role of the Indians and Militia. This is nonesense, and Mr.Graves more than sets the record straight here.

Overall this is Mr. Grave's longest and most impressive work. His two previous books on the battles of Chippewa and Lundy's Lane brought these less well known actions to light, dispelling many popular myths in the process. Here Graves has shed light on a very dark aspect of the war for the United States, and one that is not well known in this country. American readers may find it painful to read, yet instructional. Also, in the ashes of defeat would come redemption in the following year when Jacob Brown and Winfield Scott conduct the 1814 Niagara campaign which salvages to some exstent the shattered reputation of the United States army. In reading this book one can see that we Americans are a people that enjoy war, yet are not professional in our conduct of it. These are lessons we need to take to heart for the present day.

In conclusion, Grave's book is well written, full of many interesting bios on the personalities involved, and provides numerous addenda. This reader cannot recommend it highly enough. It is his best work on the War of 1812 so far. Military buffs of the period will enjoy its up-close description of the fighting, providing as it does an interesting example of Napoleanic tactics applied in a secondary theater of war. All War of 1812 nuts should have it in their collection.

Donald Graves continues his expert telling of the tale of the fighting on the Niagara frontier in the War of 1812 with this chronicle of the abortive invasion of Canada by the inexpert American forces under the incompetent command of the treasonous General James Wilkinson. Factual, colorful, and authoritative, this book is a must for any student of the War of 1812 in particular and the Napoleonic period in general. Frequently overlooked as a very small sideshow compared to the huge conflagration in Europe, the War of 1812 is really America's, and Canada's, forgotten war. Fought over immense distances under incredible hardship with very small armies, the stakes fought for were unbelievably high, and the difficulty of waging war in this primitive wilderness, and the hardships endured by the troops, is simply unbelievable. High deeds and much incompetence takes place in this volume, where an outnumbered, but much more skilled and better led, British/Canadian force badly defeats an American army whose only advantage is numbers. However, some of the American regimental commanders take note and learn their lessons, and came roaring back the next year at Chippawa, Lundy's Lane, and Fort Erie to win back pride, prestige, and to fight the British and Canadians to a Mexican standoff, not quite winning, but not losing either. Expertly written by THE authority on the period on the Niagara frontier, with the additional treat of a forward by Col John Elting, noted authority on the Napoleonic period and perhaps the greatest American military historian of the last half of the twentieth century, this book is a treat and definitely a must have.

1 out of 5 stars Excellent content, unacceptale binding........2007-07-01

This book has excellent content, but the first printing had the stiff binding that wouldn't allow the book to open fully, making it very difficult to read. The second printing has a more flexible spine where the pages are just stuck to it. After four months of very casual use, the pages began falling out. This is the poorest bound book that I have ever seen.

                        5 out of 5 stars Alex's bird review.......2007-07-01

Birdwatchers, hello! I am an 8-year old birder. If you love birds and need some good information 'Nat Geo's Complete Birds of North America' has great info on behavior, identification and other important bird stuff! It is the first book I look at if my family or a friend describes a bird they saw today.

I reccomend this highly, and you can buy it at almost every bookstore or library.

3 out of 5 stars Great Content, Terrible Presentation.......2006-06-10

The single most noticeable thing about this book is how poorly it was manufactured. The spine seems to be made from steel making it impossible to ever fully open the book and an exercise in frustration to read. This problem is greatly exacerbated by the fact that the text runs way down into the deep dark recesses of the crevasse created by the horrible binding. The actaully printing however is very good. The pictures are clear with good color and the paper is of high quality. This makes it even more of a shame that the binding is so bad.

The actual content of the book is quite good. Most of the illustrations were taken from the National Geographic Field Guide as were the maps. The maps have been increased in size which is a definite help. Every species accepted by the ABA is covered with its own write-up. Not surprisingly, some of the rarer species receive much less of a write-up then the regular ones.

In the end I believe that the poor production qualities fatally flaw the book and can only recommend to the bird book obsessed like myself.

In typical National Geographic fashion, this book is excellent. It is extremely comprehensive with outstanding artwork. This is a must have for anyone who enjoys birding. You should also buy the National Geographic Field Guide to Birds of North America as an easy to carry companion.
