Very good introduction to the Zone System of photographic previsualization. This book and the Fred Picker book are the best introductions to the Zone System for someone who wants to pick up and start using the Zone System to immediately improve their photographic results. Of course the Ansel Adams series would be the next step for someone wnating a deeper understanding of the Zone System.

Classic Guide to the Zone System.......2000-12-30
For more than 20 years, The New Zone System Manual has been the classic introduction to the Zone System, a standardized method of exposure and development of black & white photography that was developed by Ansel Adams. Adams taught the Zone System in workshops, and he never intended his own Basic Photo Series to be a beginner's instructional manual. In addition, Adams' prose style is erudite and often insightful, but it is rather opaque to a beginner. The Zone System Manual was written by Minor White in 1961 to make the System more comprehensible, and it was extensively revised and updated with coauthors Richard Zakia and Peter Lorenz in 1977, and updated again in 1990.
I am surprised that this book is apparently out of print, and I hope some publisher will soon make it available again. There are other books on the Zone System, but I know of none as organized and understandable.

About the Author
Greg Perry owns and manages or co-manages over 50 rental properties, mostly single-family dwellings. He says his foolproof system for rental management has turned his rental business into a virtual turnkey operation. He is the author of 46 computer how-to-books and teaches full-time at a community college. He lives in Tulsa, Oklahoma.

This author goes through the motions on what you can expect from running a rental property. As the title indicates, his focus is on maximizing profits. Of course, the tradeoff is greater time outlay on the landlord's part.
If you're just starting to consider landlording and don't own any properties, this book isn't a bad starting point but much of it is common sense.
A better addition to your library would be "Property Management for Dummies". It is more complete and a great source for all levels of landlords (newbies on up). The Dummies' author, Robert S. Griswold, covers all the subject matter in Perry's book plus insurance, evictions, and other lawsuits in greater detail with more graphs and charts to illustrate the author's points.
A Beginners Guide to Rental Management.......2004-10-07
This book is good for those who have very limited experience in managing rental properties. It's main focus seemed to be on managing time and for those of you who don't know the secret I will let you in on it. Excellent Tenants = Minimal Time. It's finding and keeping the excellent tenants that require some time. This book goes into detail about how to do just that. If you are a struggling landlord or a complete newbie than this book is for you.
However, if you have some experience in this area, or are an effective manager outside of rental properties you will probably be an effective rental manager. Other things to consider is that Mr. Perry seems to specialize in very low cost rentals so much of his ideas are drawn towards those crowds. For Example
Getting Tenants the book says advertising the local newspaper is the best, it does work but for higher cost rentals I average about 70% of new tenants from the internet.
Dishwashers and Garbage Dispoals - you might be able to get away without them in cheap units, but try renting a unit at 1500 a month without them - it just wouldn't work.
Wainscot - Again nice idea for those low income units, but most people look at wainscot as that cheap stuff you had on your vacation home when you grew up.
Electric Water Heaters - Keep gas if you have it already, electric heaters are always more problems and will cost more in the long run - gas is always easier and better. BTW, if you go to a plumbing wholesale warehouse (usually open only to licensed plumbers) the gas units are cheaper than electric.
When buying a home Mr. Perry seems to think that plumbing problems are easily fixed. Caveat Emptor - A person who bought a house that I passed on due to plumbing problems just spent $22,000 in getting it re-plumbed. From my experience I walk away from any house that 1) has foundation problems 2) has flooded recently 3) has major plumbing problems. I am highly suspicious of any house that has 1) Roof Problems 2) Electrical problems.
Things not mentioned that might help you out.
Automatic Rent Payments - I have about 50% of my tenants on automatic rent payments. It's easy to set up (talk to your bank) and you get your money every month on the same day.
If you have more than 5 units I strongly urge you to look into incorporating. It limits you liability and there are positive tax reasons to do so. This book barley mentions corporations and in a slightly negative way too.
If you buy in the right area and market your unit accordingly it is very easy to get some long term leases written up. I have approximately 70% of my tenants on 3 year or longer lease agreements.
While mentioned I have had a great deal of success with Townhomes and Condos - just be aware that this is very AREA sensitive. The plus side to these is that you can be a truly hands off landlord. Write your rental agreements that the tenants agree to take care of all repairs inside including AC/Heat. The associations take care of everything outside and all you do is collect the rent. True your returns are not as high, but it is the simplest form of rental management that I know of. Also, if the townhome/condo is slightly upper scale you will find that your vacancy rates drop considerably. The shortest tenant I have ever had in a townhome/condo was 1 year with my average being around 6 years.
Anyhow, This book is good for the beginners, that is why I gave it 4 stars.
One Tip is Worth the Cost.......2004-03-05
You'll get MANY tips in this but the open house concept that Perry teaches is brilliant and one I'd never thought of.
The book just gets better for the struggling landlord (or landlady as Perry says). But for me, the first 2nd chapter changed my life as a landlord.

We had a problem. We wanted to get rid of our rent house and get out of the business.
We looked through lots of books and settled on this and another one. The other turned out to be for more professional rent house owners.
This one spoke DIRECTLY TO US.
We were surprised at how this author seemed to be talking directly to us, in a manner that a friend would do. He told US advice, not just on how to sell our rent house but how to make it work if we kept it. We decided to give it another round of tenants but ony if we followed the advice in these pages. Much of it, such as the open house concept that we'd only thought applied to houses for sale, dramatically worked to change EVERYTHING about rent houses for the better! We now love being rent house investors and we are looking for more properties. If this book had cost twice as mich, it would be worth only a fraction of its value even then. I strongly encourage you to read this if you really dislike being a landlord.

Lots of fun for tweens.......2001-06-25
I ordered this book for my daughter when she was 6 years old, hoping to interest her in letter writing. Looking back now, I think she was a little too young for this book. Even though she would receive goodies in the mail as a result, the actual letter writing seemed tedious to her. Now that she's almost 9, she's much more interested (read "material") and really enjoys the book and the offers that it has.
Definitely a fun idea, but aimed for slightly older kids -- like "tweens." Enjoy!
The Easy Way to Teach Letter-Writing.......2001-01-27
I can't wait to get the new addition. I teach 7-8th grade reading/writing handicapped middle schoolers--and FREEBIES totally solves my problems with teaching letter-writing. They can't wait to get their requests in the mail, and to receive their answers. It's one of the hits of the year--especially the large section on Sports Stuff!!
The Official Freebies for kids.......2000-04-28
I originally ordered the book to research new and interesting things to do with my 10 year old niece this summer. My husband and I are registered foster parents and found this book so enjoyable to do as a family to a child who did not know a family. It was wonderful for a child to see that not all things in life that are worth while has to cost a fortune or break the bank. I am also a school nurse. Many of my student's and the teachers use this book for fun and inexpensive ways to research and compare with current markets. I love this book, it was educational, informative, and just plain fun !

A great day in an day out story about the war. No hype, no frills. Just the story of what the days were actually like for a foot soldier in WW II.
View from a fox hole.......2004-08-16
George Neill presents a front line soldier's view of what it was like to be part of the WWII American infantry. While reading the book, I almost felt the cold and fear that were the soldier's constant companions. while the rear echelon soldiers got the winter boots, and the generals got heated quarters, Neill and his fellow soldiers tried to survive the cold, boredom and attacks. I felt like I was there. This book gets my very highet recommendation.
Good Book, Puts you in the Action.......2002-06-17
I had to read this book for a course on WWII. Neil does an excellent job of "putting you there" as the cliche goes. The complexities of battle, to the horrid conditions to the mindstate of men about to die are all covered well in this novel. Neill really does a good job of keeping the reader attached to the book, and helps bring to life something that many people have only read about in history text books. I recommend this novel to anyone interested in War in general, and of course in WWII.
An intelligent look at war from the front lines.......2001-09-19
The ASTPer's were the brightest, most intelligent young citizen soldiers of their part of the World War II generation. Originally deferred from military service to be allowed to attend college, they were thrown into the battlefields of Europe when America needed bodies to make to final push to Berlin, just in time for the Battle of the Bulge. Infantry Soldier: Holding the Line at the Battle of the Bulge is an accurate account of the fighting and front-line conditions facing the common infantry rifleman during one of Europe's coldest winters. Neill not only served as one of these men, he has done the research and interviews needed to complete the picture, not just of the men on the ground who knew little beyond the events of their immediate foxhole, but events on the German side and U.S. Army rear echelon and high command decisions. Included is an excellent description of the destructive power of a German artillery barrage, and the problems encountered when supply lines are stretched and items desperately needed by the front-line soldier for survival are being diverted to rear-echelon personnel. Neill also takes an intelligent look at war in general, and the conclusion is that we should never forget the horrors and untold human suffering caused by war.

Henry's Attic.......2000-08-15
This book is well thought out, put together, and executed. All in all its very informative and insightful concerning Henry Ford's museum and historical village. If there is anything inherently wrong with the book, its that the scope of the work is too large to fill just one volume. There is over one million documented artifacts in the museum/village, and this book can only give details on a select few.
Excellant reading and entertainment for those history buffs and would be inventors out there who want to see how Henry did it.

I just purchased these Dover COloring Books for my mother and she loves them. The detail is out of this world and the variety of colors you can use are only limited by your inagination. HIGHLY RECOMMENDED!
