"An intimate portrait of Julien Studley, a man whose keen intellect, ambition, and courage have made him into one of the most successful business leaders of our time-a true real estate visionary."
Rep. Richard Gephardt (D-MO)
Julien Studley's story is much more than a standard corporate biography. It is, in fact, a riveting tale of late twentieth century corporate America, a time in which America's global business dominance was built on the vision and sacrifice of individualists who were strong, stubborn, and above all, resourceful. Shaping the Skyline examines Studley's long and distinguished career and reveals his unique approach to real estate, negotiating strategies, leadership, and management that have led him to create one of the most successful commercial real estate companies in the nation.

Customer Reviews:
Lively and Interesting.......2006-09-09
The author, Peter Hellman, walks us through Julien Studley's upbringing and professional life in a story-telling manner that is fun, engaging, and full of interesting details. His quotes from individuals and depiction of Studley are not imbalanced with ingratiating self-promotion -- like that of other real estate "tycoon" books. Rather he tries to portray a soft-spoken, strong-willed immigrant who's seen every kind of deal in NYC. Ultimately, one may not be entirely convinced that Studley was "Shaping the Skyline" of NYC, but that he is an unusual character that played a part in NYC's real estate history as a broker.
In this authorized biography, Studley aims to demonstrate that amongst a crowd of boisterous competitive brokers he is sophisticated and honorable with some examples within the context of some deals. Because of his Holocaust-escaping experience, he speaks several European languages and immigrated to the US with a strong sense of purpose and survival skills. After decades of street-smarts and experience-led-wisdom, his rough edges may have been softened, but his skills as a negotiator and arbiter are amongst the best.
Reason for a 4-star (rather than a 5-star) rating is the author tends to exaggerate the impact of brokers on real estate developments and outcomes. Although understandable because his sources are mainly brokers, one does question the reality of intermediaries -- even those as successful as Studley. Similar to why high-energy sales people may never make good CEOs, front-line brokers are unaware or uninterested in the complexities of how property developments materialize after the paper marked "sale" is signed. For instance, on pg 131, Michael Colacino, a high-performance broker, is described as completing Time Warner's innovative $1 billion synthetic lease. The analysis, due diligence, and decision to execute a synthetic lease involve a company's lawyers and bankers far more than its broker. And for a broker to claim a leading role on a synthetic lease deal causes the reader to wonder about the bravado during that particular interview.
Another mild disappointment about the book is that it spends many chapters talking about Studley's company and not about him. Anecdotally, it talks about their company outings, offices, and managers but the reader is left wondering how does this relate to the "visionary" and his story. I would have rather seen chapters about Studley's homelife, how he invests, or evolving religious views.
In sum, however, a good book and an entertaining read that can inspire a real estate professionals or not -- alike.
Great Book if you want to learn about Real Estate Brokerage.......2004-12-10
I would encourage anyone to read this book if you are interested in learning more about how Commercial Real Estate Brokerage works. Especially if you are currently a broker, this book is for you.
However, if you want to learn about development of huge commercial real estate projects, this book might not be what your looking for. It goes in-depth on deals made over the last 40 years in NYC but speaks more on the sales/leasing end and less on the development end.
However the man's story is a great American Dream turned true and will no doubt give you a great look into the Commercial Real Estate world.

Baseball's most over-rated player ?.......2005-08-04
This book celebrates Ryan, but look at these numbers:
A terrible batter: .134 slugging avg., awful fielder .895 fielding percentage. Led the league in hit batsmen 6 times, and has the worst career total ever. Led the league in losses once, only once in the top 3 in wins. Allowed the most walks 8 times, career total worst overall. Never led the league in Games Started. Pitched in only 1 World Series game.

Book Description
A provocative look at the extraordinary annual Burning Man festival—held each year before Labor Day, and drawing thousands of people from all walks of life to the forbidding Black Rock Desert in Nevada—spotlights the radically self-reliant and vibrantly creative community that gathers for a week-long stay that culminates in the burning of a symbolic wooden man. The glamorous and anarchic aspects of the makeshift city—ideas that are at once ingenious and unimaginable in normal society—include a three-story temple composed of discarded dinosaur puzzle pieces, a giant flame-spewing metal-lotus flower, and a glowing white whale sailing over the starry desert sky. The magnificent spirit of a festival where money and spectators are not allowed is captured here, bringing a piece of the whimsical, strange, and enlightened energy to those who've never participated as well as to veterans wishing to reminisce.

I tought I burned lots of men until I read Burning Man!.......2007-01-12
I just finished reading the day that John Law sued the other founders over the name. So what we they call it now?
For someone who would like to but cannot attend Burning Man it is fun to read. I did not go to Woodstock either. (Too pregnant.)
The book really is an underground networker's dream.
a must read if you want to know more about the history of BM.......2007-01-11
No one can tell the whole story, but to date no written account is out there to equal to this masterful work.
The story of a truly unique American arts festival.......2006-01-03
Burning Man is the arts/creativity/freedom/whatever festival held every September in the Nevada desert.
It started in 1980s San Francisco, in part as a reaction to Ronald Reagan's America. A man named Larry Harvey and some friends gathered on a San Francisco nude beach to burn a wooden effigy of a man (for no especially good reason). The event was "adopted" by various California punk and arts groups, like the L.A. Cacophony Society, and soon grew too big for the nude beach. A home was found deep in the Nevada desert, miles from the nearest civilization.
It is a huge, empty, desolate place, described by one person as living inside an ashtray. The wind blows constantly, sometimes up to 100 miles an hour, and within seconds, everything and everyone is coated with the same gray dust. Permits are required from the Bureau of Land Management, the official owner of the land, and from the local county governments, not always an easy process. As the attendance at Burning Man has grown over the years, from a few hundred people to, presently, 30,000 people, changes have been needed in the organizational structure of the festival. An LLC was formed to take care of the financial recordkeeping, which, for several years in the 1990s, was loose, to say the least. An unofficial police force was formed, to peacefully resolve disputes and to supplement the actual police force, there to keep things from getting too out of hand. Actual zoning has taken place, including the laying out of streets.
At Burning Man, self-reliance is expected by all participants, which includes bringing your own water. Everyone is expected to participate in some sort of art project; spectators are discouraged. "Art" does not mean a painting that is hung on a wall, but some sort of large, interactive creation that people can touch and feel, usually involving fire.
For those with any sort of familiarity about Burning Man, this book does a fine job at getting behind the scenes. For those who have never heard of it, read this story of a truly unique American arts festival. Either way, this is very much recommended.
This book ruined Burning Man!.......2004-12-03
I went to Burning Man for the first time after reading this book and it was exactly like the author said! It ruined the surprise and I went there totally prepared. He must be stopped from spreading such accurate, detailed descriptions of this mysterious event.
The best BM book ever, and guide to networking subcultures.......2004-10-23
This is by far the best book on Burning Man to come out for those interested in the history, economy, politics and detailed life stories behind the event. I hear that there are more detailed studies of the event coming out in the next year or two. I hope this book inspires more people, especially academicians, to keep thinking about this global cultural phenomenon seriously.
What I found especially useful about this book is that the stories therein constitute a case history for subcultural networking and community building. If you are interested in building synaptic networks between subcultures, this book could be a powerful guide.
This book illustrates the power of synchronicity and simple friendship. If Larry Harvey and Mary Graubarger had not come to San Francisco, had Larry not met Mary at Baker Beach, had the Cacophony Society not discovered Harvey's beach burn, would any of this have happened?
Though much of what came together may have been accident (or destiny), it is clear from the book that Larry Harvey is a true subcultural Faustian (in Howard Bloom's [Global Brain] sense). Without Harvey's leadership, and subtle and intuitive grasp of the nascent unconscious symbolic substratum that he had uncovered, the spiderweb of networks and relationships that followed his work probably would never have developed into anything close to the Burning Man we know and love. In short, it takes leadership and luck to build community.
This book is more than a book about Burning Man. It is a manual to building communities of cultural creatives everywhere.

Customer Reviews:
The book's got good graphs.......2007-07-24
Check out the graphs, they're worth browsing through and possibly citing in a research report, but the book is not very readable. Use this book as a resource, but I wouldn't recommend reading it for pleasure. It is bland, and I found myself often checking to see how many more pages there were left in the chapter until I could go to bed... and the pages with pictures and graphs made me happy because I knew that I could speed through those and get finished faster. I read this in graduate school while taking a course on international trade. The professor was practically a communist and he swore by the book (not that it has any bearing on my rating.
Covering economic, political, and technological forces.......2004-04-05
Now in a revised and expanded fourth edition, Global Shift: Reshaping The Global Economic Map In The 21st Century by Peter Dicken (Professor of Economic Geography, University of Manchester, United Kingdom) is a solid 640-page text on the phenomena of globalization in the modern age. Covering economic, political, and technological forces that affect local communities in uneven ways, Global Shift provides detailed case studies of crucial global industries, more than 200 updated figures and tables, and well serves to broaden and illustrate the critical points toward understanding the world's economic future. This is an ideal text for classroom instruction and recommended to the attention of non-specialist general readers with an interest in understanding the complexities of global economics.

A View of Alsace.......1999-12-07
As an American living in Alsace, France, I am interested in how WWII affected this area of hot dispute. Tomi Ungerer's memoir is informative concerning the Nazi occupation, and his ability to paint a vivid picture of Alsace, gives the reader a wonderful introduction to this unique area. His pictoral display, which ranges from his own childhood artwork to advertisements and newspaper clippings, brings that period of history to life. This book is a quick read because of his use of illustrations in telling his story. I highly recommend this book to others that want to learn more about WWII and the unique Alsatian culture.
Book Description
Twice a winner of the Pulitzer Prize, author Barbara Tuchman now tackles the pervasive presence of folly in governments through the ages. Defining folly as the pursuit by governments of policies contrary to their own interersts, despite the availability of feasible alternatives, Tuchman details four decisive turning points in history that illustrate the very heights of folly in government: the Trojan War, the breakup of the Holy See provoked by the Renaissance Popes, the loss of the American colonies by Britain's George III, and the United States' persistent folly in Vietnam. THE MARCH OF FOLLY brings the people, places, and events of history magnificently alive for today's reader.
Customer Reviews:
A Timely Commentary.......2007-09-09
Though written in 1984, this book takes apart governmental decision-making and reveals that since Biblical times right on through the Viet Nam War, government leaders frequently operated against the best interests of their nations. The "folly" is that these leaders knew they were on the wrongtrack but did little to correct their errors while they continued to defend them. Though the book deals extensively with the Viet Nam War (as well as the American Revolution and the Seige of Troy), the current fiasco in Iraq is very much on the mind of the reader. Almost every misstep by the British at the time of the American Revolution was replicated in some form during Viet Nam and it is clearly being repeated again in Iraq.
The Optimistic Jew.......2007-08-31
Chapter One of this book is entitled "Pursuit of Policy Contrary to Self-Interest". Here Ms. Tuchman identifies what she feels are the three criteria for folly: 1) it must have been perceived as counter-productive in its own time (not in hindsight); 2) a feasible alternative course of action must have been available; and 3) the policy in question should be that of a group (of rulers or entire societies) and not of single individuals.
In my book "The Optimistic Jew" I identify Israel's misconceived settlement policy in the occupied territories since the Six Day War as the most self-damaging project in the history of Zionism. It is Israel's (and Jewry's) very own "March of Folly" and satisfies all of Tuchman's criteria.
Prescient and Unintelligible to Neo-Cons.......2007-06-24
Barbara Tuchman wrote this book to illustrate some of the worst examples of leadership throughout history. She retells the mythical story of Trojan defeat, Papal life that spawned the Reformation, British obtuseness that lost America and the U.S. experience in Vietnam. Although casual readers of history have heard these tales before, Tuchman's version is original and trenchant with a touch of weary sarcasm.
The origins of the Reformation are usually told from Luther's viewpoint, but Tuchman sketches the Popes' lifestyles and family conections from 1470-1530. It was an era when civil and religious warlords were so drawn to the demonstration of opulence and power that the Popes could no more represent Christ's message than mafia dons. Michaelangelo asked Julius II if he should be painted with a book in hand. "Put a sword there," he replied. "I know nothing of letters."
Most Americans have heard the improbable success-story of the Revolution, but Tuchman relates the story from Parliament where the British ruling class exerted their perogatives. America was only a newspaper item to the titled Brits- not one in position of authority ever set foot here- unless he commanded an army. This peek at Royal Britain goes a long way to explain why they were so determined to bend America to their laws and interests. Of course there were distinguished Cassandras among them- Pitt, Burke, Barre and others- But, all were ignored.
America became the fool in the 20th century when she tried to prop up a corrupt and incompetent faction in South Vietnam. I was surprised to to read that all Presidents involved had plenty of warning about the tenacity of the North, the ineffectiveness of our bombing, the futility of "Vietnamization, the ultimate harm we were doing to our country... Somehow we inveigled leaders who would lie and misrepresent only to dig a deeper hole. They persisted to "work the levers" even when they knew it was a lost cause.
If Ms. Tuchman were alive and able to update this work, Junior Bush's war would provide the perfect fodder. His war fits so many descriptives that could be applied to previous follies. And yet, the millions of Americans who remembered Vietnam and saw the similarities with Iraq were unable to stop it. I'll close with a quote from Tuchman that is about Vietnam, but is relevant to many ill-conceived conflicts: "The follies...begin with continuous over-reacting: in the invention of endangered 'national security,' the invention of 'vital interest,' the invention of a 'commitment' which rapidly assumed a life of its own, casting a spell over the inventor."
You can count on one hand the factors leading to folly, but...........2007-06-06
...it still persists. Tuchman lays out the history of 4 events - Troy, The Reformation, The US revolution, and The US Vietnam "War" - in her usual comprehensive detail. If you don't want the facts and the facts that lead to the facts, dont bother reading BT. She will bore you. If you are curious as to how history and events evolve, then she delivered again with this one.
What leads to Folly (defined as a group acting contrary to their own best interests) - self-interest over public interests, belief in the monopoly of power, belief that abndonment of the current course will lead to ruin.
An interesting conclusion I drew from this was that open systems that feared their own demise and debated it actually survived and grew stronger. The British Empire expanded for the 100 years after US rebellion, while there were many who believed it would crumble without the American colonies. Many in US policy circles believed that Communist agression, if not checked in Vietnam, would lead to the demise of free and open societies. Clearly events unfolded otherwise.
The open debate of folly in a society leads to progress as in the case of The British Empire and The US. The lack of debate led to the destruction of Troy, and the persistent decline in power of the RC Church since the Renassaince.
All leaders would do well to take heed...
Will the folly ever end?.......2007-05-17
"The March of Folly" is a book that is sure to get readers thinking about why countries can sometimes do absurd things that wound them badly. This book focuses on the phenomenon of the (page 4) ". . .pursuit by governments of policies contrary to their own interest." She asserts that misgovernment has four facets: (a) tyranny or oppression; (b) excessive ambition; (c) incompetence or decadence; (d) folly or perversity. This book focuses on the final aspect of misgovernment.
To be counted as folly, the policy enacted must meet three standards: (1) it is counter-productive in its own time and not just apparent after-the-fact; (2) practical and feasible alternatives had to be available; (3) the policy in question is not adopted by one person but is part of a group process. A part of this process is what she colorfully terms "wooden-headedness," which (page 7) ". . .consists in assessing a situation in terms of preconceived fixed notions while ignoring or rejecting any contrary signs. It is acting according to wish while not allowing oneself to be deflected by the facts." It reflects what psychologists refer to as "confirmation bias," the tendency to accept data consistent with one's views and reject information not compatible with preexisting perspectives.
The book considers four illustrations. The first is the Wooden Horse that the Greek besieging forces introduced into Troy. This fits Tuchman's definition of folly--it had immediate repercussions harmful to the Trojans' interests; there were simple alternatives available (not bringing the horse inside the city's walls; the decision was the result of group deliberation and discussion. And the result was disaster for Troy, of course.
The second example is the Renaissance Popes making decisions that led to the Protestant movement and the split in Christendom. The third case study is the British loss of America, as a result of the Revolutionary War.
The final instance is America's involvement in Viet Nam. Was this folly? The withdrawal of the United States from Viet Nam had immediate effects, with the fall of the South Vietnamese government and corrosive effects on the United States' national interest; there were other alternatives available than sending in massive numbers of troops and huge amounts of materials; no single person got the United States fully involved in Viet Nam; it was the result of many decisions, spread out over time. Was Viet Nam policy folly? While some disagree now, many more would contend that this case well illustrates folly.
Can one extend the analysis to the American policy toward Iraq? Is there enough evidence to suggest wooden-headedness (or confirmation bias) by the Administration? Is the engagement in Iraq counterproductive to America's national interest? Are there feasible alternatives to the status quo? Was the policy adopted by just one person or was it the result of numerous decision-makers deliberations? We can certainly answer the last question in the affirmative. As to the first three questions, each reader would have to make up his or her own mind. But the book can provoke such reflection, whether considering Iraq or other major policy choices. This book is well worth looking at.

Product Description
The folly of the title is a staple in human affairs. It flourishes everywhere, not least in the halls of government. It is institutionalized folly against which the author inveighs. She quotes enough examples throughout history to make us uncomfortable in our own time, and very pessimistic about our children's. To make her case, Tuchman analyses the Trojan War, the splintering of Christiandom, King George's misrule of his colonies, plus our own desperately inept Vietnam War. What emerges is a chronicle of self-hypnosis, cynicism and concern about the competence of government, no matter whose and no matter where.
Book Description
In 1795 Immanuel Kant published an essay entitled "Toward Perpetual Peace: A Philosophical Sketch." The immediate occasion for the essay was the March 1795 signing of the Treaty of Basel by Prussia and revolutionary France, which Kant condemned as only "the suspension of hostilities, not a peace." In the essay, Kant argues that it is humankind's immediate duty to solve the problem of violence and enter into the cosmopolitan ideal of a universal community of all peoples governed by the rule of law.
The essay's two-hundredth anniversary, 1995, also marked the fiftieth anniversary of the end of World War II and of the establishment of the Charter of the United Nations. The essays in this volume were written for a conference held in Frankfurt in May 1995 to commemorate these three anniversaries. Together, the authors argue for the continued theoretical and practical relevance of the cosmopolitan ideals of Kant's essay. They also show that history has both confirmed and outstripped Kant's prognoses. As recent events have shown, we certainly have not emerged from the violence of the state of nature. Accelerating globalization also gives these reconstructions and reappraisals of Kant's cosmopolitan ideal a new urgency.
